I performed a maintenance on two gas furnace one in the attic and one the basement also a heat pump in the basement also. I looked at all the low voltage took the blower motor amperage and cleaned the flame sensor off I checked the heat strips for normal operation and there good. I checked the charge and compaster on the out door system. The system are running and operating like they should be at this time 16x25x5 two of them and one 16x20x5 homeowner is going to pervade them.
This is an estimate to replace main floor furnace due to age being 1996 and rust in the burning compartment this can cause exhaust gases to leak into air stream. This estimate is also taking care of other items that were on inspection report to bring systems up to code.

I cleaned and checked all the heat sensors and heat exchangers and checked all electrical components and I checked the gas pressures and everything is in good working order at this time

Performed single system ccm heating maintenance 16x25x5 filter is still in great condition checked motor amps safety switches and overall condition of system cleared 90% drain line system is operating properly at this time

I checked the charge the capacitor and wash the outdoor systems Systems are running and operating like they’re supposed to at this time

Reworked condensation drain line so that it has proper fall to allow proper drainage and installed new in-line float switch.
Upon arrival, not getting 24v power to thermostat. Checked safety switches and found that safety switches were bad not allowing low voltage circuit to pass. Installed new pan safety switch. Will need to also replace in-line safety switch, did not have one available on truck. Will be giving pricing to rework drain line for upstairs system so that it has more fall to allow water to drain better.
Completed- found outdoor unit wire was pinched between lineset and nail plate. I pulled slack in wire,separated wires and taped them up separately. System is currently cooling correctly and wired up correctly.
Arrived and discussed issue with customer. I diagnosed upstairs unit is low on 410a refrigerant and the outdoor condenser coil is dirty causing elevated head pressure on the system. If the system takes less refrigerant then the estimated amount the price will be adjusted accordingly. System took 3 pounds of 410a to reach factory required 10 degrees of subcool. Cleaned coil before adjusting the charge. System is currently cooling at manufacturers specifications. No leak search at this time and customer did sign up to be a maintenance member
