During today’s visit, performed inspection and maintenance on one attic furnace unit for the main floor. The filter did not need to be changed at this time. Inspected flue pipe and ductwork for leaks. Found major supply leak at the back of the supply Plenum, where an 8” elbow has partially ripped away from the plenum. Sending estimate to customer to repair the supply leak. Inspected burner and blower compartments for overall cleanliness. Inspected pressure switch, igniter, flame sensor, and burners. performed ignition sequence on the unit and inspected flames. Inspected blower and inducer amp draws. Inspected temperature heat rise, which is in the ideal range. The system is operating normally at this time, however, the supplyleak will need to be fixed. Photos attached.

I completed a single system heating maintenance. I replaced 1-14x25x1 filter and furnace filter rack. I checked the amp draw on the inducer motor and the blower motor. I cleaned the flame sensor and igniter. I checked all safeties and confirmed proper sequence of operation. The furnace is currently heating at manufacturers specifications.

During today’s visit, performed maintenance and inspection on one basement air handler, one basement furnace (dual fuel), and to outdoor heat pump units. Changed both filters. Filter sizes are 16 x 20 x 1, and 16 x 25 x 1. Inspected flue, pipe and ductwork for leaks. Inspected blower compartments, burner compartment, and coil compartment for overall cleanliness. Inspected all electrical components on both systems. Inspected temperature Heat rise for both systems. Inspected outdoor heat pump unit electrical components. both systems are functioning normally at this time. The customer is upgrading to have both systems on the monthly payment plan.

During today’s visit, performed inspection and maintenance on one basement furnace unit. The customer expressed a concern that the furnace was not keeping up at night when it was cold outside. While inspecting the furnace, refrigerant could be heard running through the lineset. Upon inspection of the outdoor unit, found the outdoor unit running. There was not 24 V at the contactor. The contactor button was stuck in the closed position. This was allowing high-voltage to go to the compressor and fan, causing the system to run in both heat and cool mode. The system was essentially fighting itself. I was able to pull the contactor button back out to shut off the outdoor unit. Upon inspection of the contactor, it is not original to the outdoor unit and the company has no record of ever replacing it. An estimate has been sent to the customer to replace the contactor. There will be no warranty for replacing the contactor because it was not replaced by the company, therefore, the company canno

We arrived and were able to duplicate and track down the noise. The pvc drain line was rubbing up against the line set at the top plate. We adjusted the line set and added armor flex insulation. The system is currently operating and the noice has gone away at this time. Customer will keep an eye on the system and noise.

Upon arrival system not on, turned up temperature so that heat pump system would run. After a few minutes of running the noise started. Checked zoning and air handler in attic and everything working properly with that. Checked outdoor heat pump and found that the refrigerant pressures were higher than specifications. Pressures were getting close to 500 psi on head pressure. Adjusted refrigerant levels to proper operating pressures and noise went away. System must’ve been going into high pressure lockout and restarting itself over and over. Advised customer to keep listening for noise to see if we need to further diagnose.
