1 system CCM- Checked heating operations of 2018 Rheem furnace. Replaced 16x25x1 filter, Checked capacitor outputs and amp drawls, Inspected heat exchangers, Checked delta T, triggered safety switches, Cleaned flame sensor, Brushed burners, and cleared drain line. System is operating properly at this time. Pics uploaded Also quoted to replace humidifier

Replaced bad low ambient kit for wine cooler system, vacuumed system and charged with 2 lbs of r407c refrigerant. System is now operating properly.
The system has a cracked heat exchanger and is rolling back in to the system and shutting its self down I turned the gas valve off.
Performed 1 natural gas furnace maintenance. Left customer with new 16x25x1 filter, customer had recently replaced. Cleaned and checked components. Furnace is heating properly and efficiently.
Performed inspection and maintenance on one crawlspace and one attic furnace unit. Changed both filters and treated drain lines and condensation pumps. Inspected capacitors, pressure switch tubes and orifices. Inspected flame sensors and igniters. Performed functionality check on both units. Checked blower and exhaust fan amperages. Checked burners. Checked for leaks in supply. Checked for leaks in flue pipes. All measurements taken are within specifications. Both units are functioning normally at this time. Customer has opted to sign up for the monthly membership program at this time. One of the returns came off for the middle live for the upstairs system that was part of the reason why the system was not working properly
Performed maintenance on furnace in the crawlspace changed 20x25x5 filter cleaned off flame sensor checked all electrical components for broken or loose connections checked capacitor checked amperage for fan motor everything is running normal at this time
Found condenser fan, not operating on the outdoor unit causing compressor to overheat and shut down. Further testing revealed that the low ambient control for the condenser fan is not operating. Low ambient control will need to be replaced. Our office will reach out to schedule a return visit. Once we have a located a suitable replacement part for low ambient control. Along with estimate.
Arrived and found a blown low voltage transformer. There was a bare wire on the outdoor unit wire. Customer approved repairs. I replaced low voltage transformer,wired in the relays and corrected bare wire. The system is now operating correctly at cooling down the wine cooler.
Performed 2 system heat maintenance bothe 16x25x5 filters were still in like new condition cleaned flame sensors and pressure tubes tested all electrical components and connections inspected gas and exhaust supply all systems operating properly at this time
Replacement of main level furnace pressure switch. Labor only OEM part is being shipped from trane. Also cleaned out drain and water from flue pipe. Allowed system to run for over 30 minutes with no issues. System is now operating properly. If water buildup happens again, it’s possible that Sheetrock will have to be cut to figure out where water is collecting.
3 of these systems have been condemned in April of last year and 1 has bad compressor. Those 4 systems are the Carrier units. The 1 Diakin unit is a natural gas package unit but does not have gas connected to system, doesn’t appear that it ever was connected to gas. All of the systems are old and due to cost of repairs will need to be replaced. Will be having Patrick send over estimates to get systems replaced.
Found main level furnace not heating. Furnace was displaying 3 blink code indicating pressure switch issue/stuck open. Technician was able to unstick pressure switch and get furnace to operate. However, it is likely this will occur again. And new pressure switch has been ordered from manufacturer and our office will reschedule return visit for installation once it is received. Estimate has been created and provided. Customer asked to have other two units operations checked upstairs and basement heating normally.
90% furnace water collector box was clogged. Causing furnace to not operate. Performed maintenance clearing drain lines also replaced filter. Furnace is now heating normally.
