Customer completed CCM form for single system today. $13 per month on the 15th of each month. Performed single system heating maintenance. Replaced 16 x 20 x 1 filter. Customer will purchase the 5 inch filters online. Cleared and treated condensate drain line. Inspected electrical connections and components. Refigrant level is good and system is working properly.

Performed maintenance on 1 natural gas furnace. Replaced 1-16x25x5 media filter and checked system operation. Did find that damper system isn’t working properly, damper for downstairs is broke and not closing when needed. As old as the zoning equipment is, it’s only recommended to replace. Will send estimate for new zoning system.

Replaced 16x25x1 filter customer states upstairs and downstairs operating differently stating downstairs cycles more often upon arrival down stairs was 77 and upstairs was 78 tested zoning operations and thermostat functions could not recreate an issue both zones would reach set temp then shut off accordingly did notice cold air drafts coming from front door back door and door leading to garage

Warranty repair, customer has P&L warranty. On arrival, technician found that the system was not heating very well. System is low on refrigerant, performed leak search and found a cracked solder joint leaking in the outdoor unit. Photos uploaded.. Technician performed solder repair. Pressure tested repair. Then pulled deep vacuum and recharged system. System is now heating properly.

Found both thermostats locked. Downstairs was mode set to off,upstairs was set to ac and set point to 50 degrees. Walked customer threw how to unlock thermostats incase it happens again. Customer will be calling in to replace the damper that was previously quoted as soon as. They get the funds.

Found a blown capacitor in the outdoor unit preventing outdoor unit from running. Replaced 45 x 5 capacitor and system started right up. Refrigerant level is good. System is now operating normally. Invoice emailed to owner of this rental property.
