These guys are rock star home inspectors. Found several issues throughout the house, pool and sewer pipe. We also had them do some mold sampling under the kitchen sink. Very professional and well worth outr money. Thanks once again

Ocean front condominium inspection. The water heater is inoperable and a number of plumbing fixtures are not working. The air conditioning unit has failed and the heating system is non operational. We recommend repairs by qualified licensed contractors.

The deck has a number of issues and we recommend a full structural evaluation prior to the end of the contingency period. A number of interior and exterior outlets are inoperable, there are several open junction boxes in the attic and wiring is not stapled in the attic space. The insulation should be distributed and then evaluated for efficiency. We are the home inspection company that specializes in residential properties.

Solana Beach home inspection reveals a ITE Pushmatic main electric panel. These panels were commonly installed in home built from the 1950s to the 1980s. This type of panel is easy to identify because the do not use a left to right type breaker but a push in to activate or deactivate type of breaker. There are several opinions about this type of panel between electricians. Some state that the breakers have a reputation not to trip when they should and that these breakers are difficult to operate. Two facts about these panels are: - breakers/ parts are difficult to find and are expensive - almost impossible to add new additional circuits Because of this information we always recommend further evaluation of these panels by a licensed electrician prior to the of a buyers contingency period.

Condominium home inspection found irregularities in the breaker and missing GFCI outlets, we recommend repairs by a licensed electrical contractor. The detached garage did not have ventilation which is a major safety concern and we recommend vents be installed.

Crawlspace inspection done at a home in Solana Beach with guest house. Plumbing leaks were found at a waste pipe and at a water supply pipe in the crawlspace. Older cast iron waste piping was also observed. We always highly recommend adding a sewer video scope inspection when we observe older cast iron waste piping.
