The System is a 13 SEER R-22 System. The Horizontal Evaporator is frozen solid. The Furnace Blower Motor is Scalding Hot. The Common is open on the Blower Motor and the Capacitor is shorted. I believe the Blower will be fine after it cools off. It will take all night for the Evaporator to thaw. I explained the possibility of water on the ceiling when dealing with that much ice. I called the Management Company and explained the situation. They requested at my suggestion, I come back tomorrow. The Blower will have cooled off and the Evaporator will be thawed. They requested to pay the Bill all at once. I returned on Tuesday as promised and completed a thorough clean and service on both Systems. The Upstairs Blower Motor Capacitor was defective. I replaced the Capacitor and rechecked System operation. Everything appears to be functioning as expected. At this time. I collected payment by cc in full over the phone.
