Marty is the 3rd service tech who came to my home to solve the mystery of why we have water coming from our furnace when the A/C is running. Hopefully he discovered the solution to the problem.
Really appreciate that the tech took my 16 year old son out and showed him the problem and explained the part that needed replaced. I was at work and my son was able to give me clear information about the service.

Justin and Marty came out to install a new air conditioner and humidifier at our home. They started by coming into our home and giving a summary of the service they would perform. They had wonderful personalities and carried on conversation with everyone in our family. This is definitely the definition of a family business! They laid out cloth and used special shoes so they wouldn’t ruin any of our flooring. They carried all the old pieces of our system out and were careful of our walls as well. I was very impressed with how the house was left when they were done. In our basement, they custom ran the whole new system and it looks phenomenal! If they had any questions, they would find me in the house and ask. I appreciated their attention to detail. Justin and Marty were kind, personable, caring, detail oriented, and worked in a timely manner. We are so happy we chose Bay Heating and Cooling. Heating tune up. I highly recommend humidifier replacement. Customer is to replace the air filter before heating season begins.
No heat. The boiler is not operating. This boiler also provides hot water for the main house portable system. I found that the low pressure cut off has failed. The boiler is sitting at 20 psi G. The low-water pressure switch is set to cut out at 10 psi G. I bypassed the pressure switch and cycled the system with proper operation. The low-water pressure switch needs to be replaced. Peerless m#PI-T80. S#D26M07538 Part # minimum water pressure limit switch 91427. We will work up a price to replace the switch. Customer has coupon for free service call with $200.00 repair.

Found condensate trap blocked. Blow out. Suggest condensate tablets to help, customer declined. Cycle to check, ok.
Check ac operation. Temp drop at 17 sub cooling at 10 superheat at 12. Check for date of last filter change, June 2018. Remove and change. Close register in basement. Check airflow upstairs, ok. Suggest running fan in on position during hotter weather.
No cooling. Upon arrival I found system was severely low on refrigerant. I advised NOT TO charge the unit and to replace it. Customer insisted that I charge the unit to get them through the weekend. I added 10 pounds of R-22 to bring system up to operating pressures. I advise customer that there is no warranty or guarantee on the refrigerant. Customer needs a quote for system replacement as soon as possible. I also replaced the media filter for the main house furnace and left the filter for the addition for the customer.
Thermostat Not Working. Found #2 Damper Close Reset, Check All 4 Damper Reset All, Clean Infinity Thermostat, Cycled All 4 Zone Fine At This Time.
Check disconnect check thermostat check blower motor flush condensate drain check filter customer supply. Supply air 69* return air 74*. Cycle unit on to check compressor and fan motor working. Wash and clean condenser coil. Outdoor temperature is 81*. At times of dispatch unit is working.
Air-conditioning system is not cooling the upstairs well. Upon arrival I inspected system and found that it is operating properly and maintaining temperature at the thermostat. The unit is not cooling upstairs properly due to thermostat location and the fact that this is a slab house with one trunk that runs upstairs. I advise the customer to run the fan in the on position to help with the temperature difference between floors. In the future possible zoning is an option.
No Cooling. Found A Bad Dual Run Cap Reading 0+10+440 @ 55+10+440 Replace Cycled Unit Fine At This Time.
Customer said unit is leaking. Found condensate drain is clogged up. Redo part of the condensate line and blower it with air also. Also found unit was low on charge. Supply air 55*return air 75*Charge to 11* superheat. At time of dispatch unit is working.
Complained about another company the whole time. Called us out to get 2nd quote. Spoke to Ericka today and said they went with someone else.
