An estimate to install a mini split for a bedroom was sent.
Upon completing the diagnostic, I found the drain line was completely clogged. I proceeded with the drain line cleaning and treatment, after which the system began functioning properly. The customer then signed up for the Maintenance Club membership for both systems.
Seasonal preventive maintenance is complete, and the system is working properly. The interior of the air handler has been sanitized, and the blower motor has been tested. Concerns: The evaporator coil has severe corrosion on the back right corner, and the coil is gradually deteriorating. This issue was not observed during the last tune-up. We recommend checking it again in the next six months to ensure the condition doesn’t worsen. Recommendation: UV light installation is recommended to prevent biological growth and its spread throughout the duct system.
Air Handler Maintenance Report: -**Tune-up complete:** The entire interior of the air handler has been wiped down and sanitized. - **Blower motor:** Checked and confirmed pulling the correct amount of amps. - **Drain line:** Cleaned and cleared of any debris. - **System performance:** The system is functioning properly and operating efficiently.!
Upon Arrival I found the drain line is clogged Customer said that he will take care of it on his own.
Upon my arrival, I observed that the drain line was obstructed and the secondary drain pan was filled with water. I promptly cleared and drained the pan, as well as unclogged the drain line. Additionally, I administered treatment to the drain line. I ensure you that the system is now functioning optimally and in good condition.
"Fall maintenance is complete, and the system is working properly. The blower motor is operating efficiently. Sanitation and cleaning of the evaporator coil and the entire air handler have been completed. The drain line has been cleaned and treated. System is in good working condition."
Evaporator coil replacement complete system is working properly.
Upon completing the maintenance on the air handler, I cleaned the drain line wipe down the inside of air handler, sanitized, checked, electronic components, ran a heater test. Upon completing the maintenance system was working properly.
Upon completing the diagnostic, I found that evaporator coil is leaking. Refrigerant, I gave explanation to the customer with options to repair, We are waiting to hear back from the home warranty and what exactly they are covering in order to proceed with the repair.
Replacement of evaporator quote is complete. System is working properly.
There is water in a supply, but the washer start the process, and after a few minutes displays as wash been completed, recommendation is to have appliance repair there
Replacement of evaporator coil and measuring device XV/Piston, complete system is working properly.
Upon completing the maintenance on the water heater, I drained the tank and the flashlight from all the settlements, as well as tested heating elements, which were in a proper ratings, the issue. The customer had previously that the safety switch will pop up. It’s due to a thermostat that would overheat the water, the thermostat needs attention if same problem occurs again .
Upon completing the diagnostic, a tested condenser motor and compressor by recommended amp draw and found the both of them are currently operating properly, I checked the refrigerant charge and showed proper numbers. My sub cool was 9 and superheat was 16. While testing the Run Cap. I found that it’s out of the range and recommended to customer to replace it which I got OK and complete the job. Recommendation Note: Clean Evaporator coil on the time of Tune-Up
