Performed a two system maintenance checking cooling. Tenant also said that the breaker for downstairs heat keeps tripping. Checked inside unit amp draws, and capacitors, everything working properly at this time. I did noticed that the indoor unit is calling for a 50amp breaker and is has a 30amp. Will need an electrician to replace breaker for both upstairs and downstairs. Also found oil from blower motor on outter casing indicating bearing in the blower motor are going bad. Recommend replacement of blower motor. Checked outdoor units pressures, capacitors, amp draws and electrical components. Found that both coils need to be cleaned, and found pressures about 2-3lbs low for downstairs system. Recommend doing a leak search to see where system is losing refrigerant. Emailed estimate over. Spoke with jerry and he would like to get a leak search on the schedule for downstairs unit.
