Springtime HVAC Maintenance for a residential homeowner near Miramonte. Performed a two system maintenance checking cooling. Checked inside units electrical, mechanical and safety components, checked amp draws and static pressures. Checked filters and filters need to be changed out within the next month. Checked outdoor units pressures, amp draws and capacitors, washed outdoor coils. Found everything good. I did find that the capacitor for the downstairs condenser was reading 59.9/70. Capacitor is bad and needs to be changed. Homeowner wanted to hold off on repairs for right now.
