Annual inspection of AC/Htg unit

J.M. arrived on time. Appears to of performed a thorough and complete inspection/review of my furnace/AC unit. Explained to me what he did, and the condition of my HVAC equipment. Very pleased with his service and would invite him back if need be for any future service or maintainace work.

Clean and check electric furnace and heat pump. Tested heating elements. Tested sequencers. Checked voltage & amp draw of blower. Furnace amp draw: 62.2. Voltage: 236. Test capacitors. Found dual run capacitor weak: 36%low. Replaced capacitor Under parts only warranty and tested amp draw. Compressor:10.5A .Condenser fan: 0.9A.ambient: 45 .liquid line: 94 . Return air: 65 .supply air: 91. Clean and check humidifier, replace pad, checked water flow and drain. Found humidistat contacts not closing. Replaced humidistat. Clean and check electric furnace in crawlspace for rear addition. Tested heating elements. Tested sequencers. Checked voltage & amp draw of blower. Test capacitor.

I found LP condensing gas furnace working when I arrived. Customer said furnace quit running about three different times during the very cold weather in the past three weeks. I found exhaust pipe cut in furnace room!! Most exhaust is dumping into basement. I tested for carbon monoxide in home. 1 ppm. Someone suggested cutting pipe a couple years ago because if ice build up at vent termination outside under the deck.(See picture) I checked venting under the deck. I found short-circuiting exhaust is icing up the intake pipe! Exhaust vent needs to be extended to end of deck. I taped exhaust vent back together as temporary repair until proper coupling can be installed and vent termination corrected. I also removed cap from burner box for temporary service. Also, combustion blower motor is very noisy. housing vibrates.

Control fuse in furnace blown. Traced short to defrost board in outdoor unit. 10 ohms across R and C. I wired heat pump for cooling only for temporary service. Installed Honeywell focus pro heat pump thermostat. Installed wet switch in safety pan. Wired in the freeze stat and condensate pump float safety. Returning 1F80-0471 to office.

Cut out intake and exhaust PVC venting. Pumped down air-conditioner. Removed evaporator coil and replaced. replaced filter/dryer. Leak checked with nitrogen. Evacuate to deep vacuum. Charged system to proper sub cooling level. I adjusted blower speed to match tonnage. reconnect PVC vent piping and PVC drain piping. Compressor: 12.5 A . Fan: .95 A . Ambient: 80 . Suction line: 52 . Liquid line: 88 . Suction pressure: 130 (45) . Head pressure: 310 (99) . Return: 74.5 . Supply air: 56 .
