Service was quickly set up and Jake Kelly, the service tech was knowledgeable and professional. Said Nest thermostats routinely have problems when they are not connected to a common wire which he promptly hooked up and fixed the problem. It would seem this would be a standard item the installers would look for and correct to avoid post-install service calls.

Customer complaint: temperature is not dropping down at night like she sets it. Staying 65 to 66. I traced down thermostat wiring at zone control and aquastat and found a second thermostat paralleled together. The cooling system thermostat can also control boiler heat. It was set at heat and 68.
Bedroom A/H: 2577: Checked temperature rise. 33. Replace drain pan level sensor. Tested HP operation. Tested sensor.

Combustion chamber has warped front and back panels. Some flue gases are spilling from boiler! Condition can worsen quickly. Recommend replacing boiler. I drained expansion tank. Tested boiler operation with combustion analyzer. CO: 200+. Fine tuned for proper burn. Adjusted combustion air door. Adjusted gas pressure: 2.85 inches. Carbon monoxide: 85 ppm. Oxygen: 5.1%. Stack: 530. Rate: 219,000 BTU.
Gravity boiler (1920 Mueller model number: 1-28-W, serial: 44248) Burner cover was not put in place properly. Found system needed more water. Added water and bled air third-floor radiator. Other third-floor radiator has broken vent Found expansion tank waterlogged. May cause excessive pressure and water release at pressure relief valve. Combustion gases are leaking at front and rear access doors. Boiler in need of cleaning and sealing. Boiler will need tuning with combustion analyzer for proper primary, secondary, and gas pressure adjustments. Thermostat cycles too fast for gravity type system. (Efficiency loss). Has very old white Rodgers digital thermostat with no cycle rate adjustment instructions available. Customer is planning to sell the home. Wants pricing to replace boiler.

I drain the boiler and replaced pump. Drain entire system and replaced it leaky gate valve. Also drain expansion tank. Refilled system and bled air from accessible radiators.

Checked pressure Checked voltage & amp draw of pump and found pump motor locked up! Needs new pump. Found gas order at boiler. Located leak source: corroded pilot tubing! Picked up new and replaced pilot tubing and fittings. Reinstalled pilot into boiler. Also found gate valve on supply side leaking. Work suggested: replace circulator pump and Leaky isolation valve: see estimate. Wants repair done Tuesday if possible.
