Hvac inspection in Braselton, Georgia. Four systems. Tested mechanical and electrical components. Found upstairs system with no water safety and is therefore not up to today’s codes. Found upstairs system very low on refrigerant, almost empty. Leak is in the evaporator coil. System is 20 years old and runs on r22 refrigerant. R22 is a refrigerant that has been phased out by the epa in 2020. Upstairs system needs to be replaced. Master bedroom evaporater coil is rusty, corroded and therefore likely to leak refrigerant. Master bedroom system has no water safety and is therefore not up to today’s codes. Master bedroom system is slightly low on r22. Recommend topping off refrigerant in master bedroom system and installing water safety. Main level blower capacitor is weak (10 mfd).
