Concerns found today will be below ... •Downstairs system is very low on R22 due to a leak in the system . The system has hardly any pressure in the system . Would highly recommend upgrading the system due to age and with the R22 phase out by the EPA . •Downstairs outside dual start cap is getting rusty and could eventually leak oil would recommend replacing that electrical part . •Downstairs doesn’t have any form of water safety would highly recommend to prevent water damage. •Downstairs coil has a leak took pictures of the coil conditions . Very rusty with lots of corrosion. Would highly recommend a new system . System also has water damage inside the furnace and has bacteria growing in the system . Took pictures. •Downstairs blower motor is running hot . Family is scheduling a visit for a consultatio
