1 system ac tune up complete. Changed filter. Chemically washed condenser coil. Tested mechanical and electrical components. Found system with no water safety and therefore not up to code, recommend adding water safety to protect ceiling from potential water damage. Found blower capacitor to be weak. Found blower wheel to be dirty. Found ductwork to be dirty. Found evaporator coil to be very rusty and corroded and likely to leak. Found black mold in system. Found static pressure to be high at 1.11 in. w.c. When maximum rated static pressure is 0.5 in. w.c. Ductwork is undersized which is the cause of the high static pressure. Refrigerant pressures are as good as they are going to get with airflow not being properly balanced. Due to age and condition of system, recommend upgrading system to a more reliable and more efficient system. Recommend pureairx air purifier to kill mold, bacteria, germs and viruses for improved air quality. System is cooling at this time.
