02-08-21, performed the fall maintenance on one Amana heat pump variable speed system. Had to adjust the compressor lockout from 0° to 25°. Found outdoor system frozen and needed to be thawed out. Checked defrost timing board to verify board does work. Also checked 10K W heat kit functioning properly. See attached sheet For details. Return system back to normal operation. Thank you
12-08-2020, Performed fall maintenance on one of their rental properties. Found temperature rise reading low so I increased the gas pressure to achieve a higher temperature rise so the house would heat Up quicker. Check the rest of the system and found all major components functioning normal, safeties are working, gas line is tight, flue pipe is secure, unit is sealed properly. No issues at this time. Performed system maintenance on a Amana heat pump
Came out due to high humidity in home, upon arrival spoke with client to find out in her own words what was going on, after discussion performed service checklist by checking motors, voltages, amperages, drain line, filter, delta t, capacitors, contactor, refrigerant charge, condenser coil cleanliness, etc., etc.. while performing checklist found that dual capacitor for outdoor unit was reading 43/4.4 of 50/7.5, this is well below manufacturer specifications and was recommended to replace, also found that the condenser coil was pretty dirty, spoke with client about moving system to maintenance and client approved, washed out condenser coil thoroughly with water hose, as of today the only thing that I was able to find that would contribute to high humidity in home would be the dirty condenser coil. System is operating per manufacturer specifications. Spoke with client about our maintenance membership programs and client has chosen to decline at this time.
Came out due to 2 bedrooms not keeping up in the heat of the day, upon arrival performed checklist by checking duct work, motors, voltages, amperages, drain lines, float switch, delta t, capacitors, contactor, condenser coil cleanliness. While performing checklist found that system was double filtered, one in the filter grille and one up at the unit, took filter out of filter grille and let client know what happens when it is double filtered like that, also found that the 2 rooms in question normally left their doors closed, let client know that with the doors closed there is no way for the system to circulate the ambient heat out of the room therefore without air circulation those rooms would not be able to cool. Also found that 9” duct that feeds those 2 rooms is at the beginning of the plenum so if by removing that one filter and keeping those doors open during the day that we would need to move into adding manual dampers into the system and then performing an air balance to force m
Came out to perform Quality Check on clients brand new 18 seer 2 stage heat pump system, upon arrival performed quality check by checking motors, voltages, amperages, wiring, electrical connections, delta t, refrigerant charge, breakers, seal of equipment, overall cleanliness of install, etc., etc.. while performing QC found that the TXV did need to be adjusted, adjusted TXV to the proper charge. System is now operating at 9.5° sub cooling and 14.8° superheat with a delta T of 19° with the return air temperature at 71° in the supply air temperature at 52°. System is operating per manufacturers specifications.
Came out for a warranty no cool, upon arrival turned the system on in the cool mode, upon arrival found that unit started right up and began cooling, upon arrival to air handler found that the float switch though not engaged has water in it, used a pitcher of water to fill up primary drain line and the primary drain line was clogged, tried to perform drain line clear out with pressurized nitrogen down and into sink with 75 psi of nitrogen, than tried with 100 psi and was not able to clear drain line, took a trash bag and taped it over primary drain line at air handler, then went to sink where it drains to, cut drain line and blew it back to trash back and felt zero resistance, pulled apart p trap u dear sink and found that the Tee under sink was completely clogged, took it completely apart and washed out Tee and 3/4 primary drain line that hooked to Tee with water hose and then took towel and clean off pipe from sink that slide down into Tee, added bleach to primary drain line to clean
J Replace ends on compressor common wire. Install hard start kit. Replace contactor. 1 year part and labor warranty on repairs.
