Performed whole home plumbing inspection. Found relief valve to be dripping on the water heater. Gave options for repair and replacement. Tested water. Flushed all faucets. Went through operation of the water heater. Set temperature to approximately 120 degrees. Looked at outside front frost free faucet that drips sometimes. There is no access to replace it, but we can look into parts to rebuild it.

Unit off upon arrival. Turned it on to test operation. Found system low again on refrigerant. Added leak sealant again with R22 refrigerant. Balanced charge to proper superheat. Added locking refrigerant caps for mn code. System is cooling at this time, but system definitely has leak considering unit has leaked refrigerant now again, this is a bandaid fix once again, it may work for a few weeks, possibly a month, it’s hard to say. Replacement will be the next step due to age and condition. Will have Jacob follow up next week to chat about replacement options again.

Customer explained how 1 out of 3 dampers were not working. There was no airflow to south side of home. Damper for that area was found in a closed position. I removed damper and motor Immediately went to a open position. Found that the mechanical damper was closed. I opened mechanical damper, reinstalled motor, reconnected wires on both ends and test operation. Motor fully works now correctly.

Performed a seasonal precision tune up on cooling units. Chemically cleaned condenser coils, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Also performed two Air Exchanger precision tune ups. Remove filters and core to vacuum. Also clean cabinet interior. Inspect bearings on blower assembly. Install core and filters. Clean off outside hoods. Test operation of air exchanger. Lastly replaced both media air filters to provide clean air again. With the age of both pieces of equipment replacement is encouraged. All recommendations declined at this time.

AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Would recommend new motor booster, start assist and locking caps. Unit did not want to run when it was 50F today. Used my tent over it to simulate a warm day. The unit then did work. Would recommend only running unit when it is at least 70F out or warmer. Two Air Exchanger cleaning and tune up. Remove filters and core to vacuum. Also clean cabinet interior. Inspect bearings on blower assembly. Install core and filters. Clean off outside hoods. Test operation of air exchanger.
