Perfomed annual AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Replaced outdoor unit motor starter due to previous part showing burn marks around operating areas. Replaced and revered new part. Tested operation. Unit running normal at this time.
Removed failed condensate trap. Refilled new condensate trap with water. Glued new condensate trap into place. Checked for leakage upon completion. Also cleaned out all hoses and barb fittings. There is no blockages or additional leaks on water heater. All other operation is normal at this time.
Water heater leaking upon arrival. All copper connections are dry. Pressure relief valve is dry. No blockages in drain lines. Found water leaking from drain trap. Spoke to manufacture, we believe that the condensate trap is failed. Will order part and replace trap when parts arrive. Also collected half down for repair, (279). Looked at unit heater in garage. Customer stated how the burners would not fully light and cross over. All orifices were replaced and gas valve was also converted to lp. 16.50†incoming pressure and 11.00†outlet pressure. A blow of air lights all burners. There may be issues with burners due to them not all lighting. Left manufacture voicemail. Will follow up when I get a answer from them.

Replaced trane bay filter today with customer provided filter. All systems operating normal at this time.
