Heating Maintenances Performed- Upon arrival the three main house systems are operational. Began our maintenance at the two furnaces located in the attic. Inspected electrical components for wear and tight connections. Temperature splits and static pressures taken. Heating components inspected and adjusted. Filters have been changed at this time. Amp draws were measured. Performed a duct leakage inspection. Then proceeded down to the upflow furnace in the garage and inspected it as well. Proceeding to the guest house system, system has power but is low on refrigerant, too cold to achieve an accurate reading at this time and need to come back when it’s warmer. Upon inspection of the two carrier units, one in attic and the one in the garage, we found both blower motors to be leaking heavy oil and amping very high, as well as the secondary motor controls are reading low. The blower housings and scroll wheels on both need to have a pull and clean performed to alleviate the dirt and dust
