Found system operational upon arrival. Tenant stated the unit was taking a long time to cool and sometimes the air felt a little more luke warm. Inspected Payne heat pump and was only able to access one port to check refrigerant pressures. The high pressure service port began to leak heavily as the cap was being unscrewed. Only got about halfway before it was too much. Screwed cap back on. Took pictures and uploaded. Tenant was also able to visually confirm. Inspected attic and air handler in the attic. Duct is gray flex duct that is deteriorated and losing the external layers of insulation. Heat pump and air handler are original to the home (1986). Home is slightly over 1600 sq ft. Customer (homeowner) approved adding some freon to help for now. She wants to get replacement options. Having supervisor call her to coordinate and arrange details. No warranty on Freon leaks. Freon leak rate can vary. Unit cooling but struggling upon departure.
