Performed second opinion on system. Met with tenant. AC is not working. Homeowner had home warranty come out and they told him the compressor needs to be replaced. To verify, I had tenant turn on system for cooling. Unit kicked on normally. Compressor sounds very unhealthy. Compressor is over amping. After running for a while compressor over heats and trips the circuit or shuts off. Primary motor control is also very burnt and pitted. Because this is a r-22 unit, replacement is recommended. Could not get a hold of homeowner to go over findings. No other work performed.
