Arrived on site to perform diagnostic on system. Homeowner states unit is not cooling, and in the summer time the unit runs all day long but never cools the house down. Cycled system for cooling. Unit kicked on normally. Performed full diagnosis and evaluation on system. Concerns are as follows: 1. Unit is operating on low charge of refrigerant. System has had to be charged up with refrigerant before. Explained that refrigerant should never leave a system unless it develops a leak, in which case refrigerant well keep leaking until leak is repaired. 2. Found refrigerant leak on outdoor condenser coil. Because of leak being in condenser coil, it is not repairable unless coil is replaced. 3. Unit operated on r-22 refrigerant, which has been phased out and no longer being produced and is extremely expensive. 4. Condenser fan motor is leaking significant amount of oil and amperage is high. 5. Condenser and evaporator coil are mis matched. Condenser coil is a 5 ton and evap coil is 3.5 to
