Arrived on site to perform spring tune up on 2 2004 carrier system. Compressor located in back yard. Furnace and evaporator coil located in attic. Spoke to tenant and advised they just moved in about a year ago and and would like system serviced and filter replaced. Inspected both indoor and out door unit . Checked refrigerant pressure and components. Advised the summary of findings are as followed. Upstairs condenser 1. 2004 Carrier condenser original to home. 2. Washed condenser coil inside and out. Condenser really dirty as it show lack of maintenance in previous years. Condenser coil is starting to show some spots of coil Deteriorating and rusting up due to sprinklers always hitting it in past. 3. Primary starter control has burnt pitting at contact points cause by self wear from system operation over years. 4. Secondary motor control is in range as it was Replace sometime In past. 5. Fan motor has oil spots as it has been leaking oil from over working a lot. Fan is running
