Arrived on site to perform Fau maintenance on 2 17 year old comfortmaker units. Cycled systems for heat. Verified proper heating sequence of operations. Verified and tested heating components. Temperature rise across heat exchangers is within range but slightly higher than what we would like to see. Ran systems through 20 point inspection checklist. Systems are operating, but concerns with individual units are as follows: Upstairs Unit -indoor blower motor is leaking oil, amperages are slightly high -secondary motor control is out of range for indoor motor -inducer motor is working hard and is close to over amping -no sediment trap on gas lines -system ducting is not set up correctly and is not producing the capacity that it is capable of. This is causing unit to work a lot harder, and it is causing a lot pressure build up in the unit. - heat exchanger is starting to form a crack.
