Arrived on site to Perform fall maintenance on 2010 York heater. Before beginning to maintenance Tenant stated that system has been shutting on and off in heating mode and only runs for about 30 minutes. Therefore before beginning the maintenance I tested the system and it had tripped on high limit in under five minutes. Called Ms. Walker to inform her the furnace is not working, unfortunately that had made upset her Because she’s under the impression that there is something new every time we are out. This issue was actually noted and addressed on the last fall maintenance and also was noted that this will cause the system to overheat in the future. Client states that she has other properties and does not remember the email from last December. Performed diagnostic and found that the system has a Major Airflow Restrictions, Heavily Caked with Dust and debris on the scroll wheel and indoor blower cabinet, return/supply vent is undersized, and the furnace is extremely oversized for the
