Performed AC maintenance on 16 year old, two systems condensing units. Upon my manager came across a few points and concerns for each system and they were addressed and they are the following- Carrier 3 ton- 1. Found the condenser fan motor is leaking oil from the bearing, this can cause the motor to burn out or lock up. 2. Found that compressor was pulling high amps on start up And can be reduced for the compressor saver kit. 3. Contactor showing signs of pitting on contact point about 80% 4. low-voltage wiring is exposed on outdoor unit. Recommend running new thermostat wire 5. Secondary motor control weak on Fan side terminal due to fan over amping. 6. System contains R22 refrigerant Which was phased out January 1, 2020 Carrier 3.5 ton- 1. Condenser fan motor leaking oil from bearing as well and pulling higher amperage. 2. System is low on R22 refrigerant, a leak is Present because system was charged up once already. 3.
