Performed furnace maintenance on 1988 Payne Heater. Apartment maintenance there were multiple points concerns that need to be addressed with the homeowners. 1. Found an indoor blower motor has oil leakage coming from bearing due to the Lubricant seal rupturing. This can lead to the motor locking up or overheating 2. Transformer was heavily burnt due to usage over the years 3. 1 inch filters need to be swapped every 1 to 3 months for best filtration found that dog hair is getting inside the system again you can potentially cause Airflow issues if this build up enough. Recommend that 5 inch thick filtration is added in further down the road 4. Pilot was significantly bigger than usual. 5. Gas line was equipped with a drip leg connecting to the gas valve 6.
