Summer AC Maintenances Performed Upon arrival systems are working and operational. I began my maintenance at the outdoor condenser by breaking it down and cleaning with water and coil solution, removing dirt and debris. I inspected electrical components for wear and tight connections. I checked refrigerant pressures and charge. I tested system amperages. I then proceeded to the indoor furnace units. I measured temperature splits. I checked condensates for proper drainage and safety. Inspected electrical to ensure tight connections and monitor wear. Inspected blower compartment for dust and dirt as well as proper balance. Upon inspection of both outdoor units I found both the condenser fan motors to be leaking heavy oil and have shaft play, as well as they are coming close to over amping, upon inspection of the indoor furnace units, I found the blower wheels to be heavily laden with dirt and dust. Recommend motors for outdoor units be replaced and blower wheels be pulled and cleaned.
