Performed plumbing safety and maintenance inspection. Began inspection by checking incoming water pressure and peak water temperature. The incoming water pressure was at 45 PSI and the peak water temperature was at 124 degrees.* Customer wanted to have the water heater temperature set to 120 degrees. Performed inspection on water heater. All components of the water heater were in good shape and performed as designed. Performed drain and flushing of water heater. While water heater was draining I performed the inspection of all plumbing fixtures in the home. Main water shut off valve for the home was very old. Recommend replacing existing shut off valve with a new shut off ball valve. All plumbing fixtures in the home performed as designed. Refilled water heater and set temperature to 120 degrees.
