Arrive onsite to customer home per customer request to have us inspect a possible leak in mechanical room. Customer had noted that her dog room/gym/exercise room was always warm. Upon inspection of room found sensor tied to a thermostat in control room. Thermostat was set to 70F. Lowered set temperature in room to 63 degrees. Room temperature became noticeably lower. The mechanical room she had noted was always super warm, so warm she had a portable AC unit installed. Will give customer pricing to insulate piping to help prevent room from over heating. Customer had always also pointed out that the Guest bathroom never seemed to get to set point temperature. Upon further inspection thermostats for the “Den 22” and “Guest 23” were turned in the off position. Indicating that no heating was being performed in these zones. Initial inspection of the mechanical room yielded multiple findings. Customer has a large build of of corrosion on Boiler unions on connections to primary

Arrived onsite to complete the maintenance and safety inspection on the customers heat pump and air handler/ electric furnace. Completed inspection forms for all pieces of equipment, changed filter, inspected coils, put condensate drain treatment into the condensate trap. Confirmed that when water was poured into the drain pan that it went down the drain line correctly. Noticed water dripping from the condensate pan. Let the customer know that this was occurring, offered the option to do a parts location diagnostic, customer approved pricing. Informed the customer that there is no guarantee that we will be able to locate a drain pan as kenmore equipment is not very common. Customer requested that I temporarily attempt to silicone the pan until we can locate a replacement part. Explained that there is no warranty or guarantee that this will fix the issue. Upon arrival found main water shutoff to home located bottom right of hot water tank close to floor water pressure at bib located out back of home 30 PSI. Main water service enters the home on the north east corner of home by a footing vent. The line coming in is 3/4 pex pipe and reduces down to 1/2 throughout the entire home. There are leaks beginning to happen on connections on hot water heater. Galvanized fittings were used. While performing crawlspace inspection found 1/2 copper water lines sandwiched between 2x4 and concrete not good for the copper line to be installed this way the concrete will eventually cause a leak. Even if we upsize the hot and cold trunk lines the pressure to the home is low. No PRV on the home. While I was in the crawlspace I found that the 3” inch sewer leaves the home from two different locations. One from the north west end of home and one from center of home heading north. The sewer leaving from the center of home has no fall transitions from abs to c
