Upon arrival I met with Jason the realtor. From the inspection report I received I went through and let Jason know what was recommended. The water pressure on the report stated the pressure was 80psi, and I checked every hose bib at 55psi. The water heater is located inside the home located to the back of the house, and is out of code. I let Jason know that bare minimum to bring it to code we would need to intstall an expansion tank, build a gas dirt leg with gas valve, and we would need to route the current T&P to to the exterior of the home with grade. Also the accordian style p-trap under the bathroom sink located next to the laundry room is not code, and replacement was recommended. I showed Jason the psi on my gauge of 55, and show him where the water meter is located at the home in the back yard. They would like repair and replacement options. I wrote several options for both replacing the water heater which is recommend, or repair option to bring the 10 year old water heater up
