Performed Precision Heating Tune Up on Gas Fired Boiler. Removed Burner Tubing and cleaned. Found Thermocouple was very corroded and was pitted at the tip. Removed the old Thermocouple and installed a new Honeywell 36" Thermocouple. Relit Pilot and put system in operation. Performed Combustion Analysis on Boiler. Checked Water Water and Water Pressure of system. Spoke with Homeowner about age of Hot Water Heater. She is interested in replacing Water Heater preventatively, before any issues arise. Water Heater was installed 4/28/08 and is 10-1/2 Years old. Visually insepcted Water Heater and did not see any Water Leakage. The bottom of the Water does not show any visible signs of rust. Residential Water Heaters have an average life between 10-12 Years. Is it recommended to replace Water Heater before issues or failure. Included an estimate for the Installation of a new 40 Gallon Water Heater.
