Performed AC tune Up on both package units. Replaced Air Filters in both systems. Inspected and tested electrical components. TheYork system which supplies the back office area, the Outdoor Fan Capacitor was testing in rating but was rusted and had signs of oil. This indicates that the capacitor is starting to fail. Would recommend replacement of the capacitor before failure occurs. Also noted the presence of water in the bottom of the control panel area. The condensation drain is broken and no trap exists. Water could be penetrating the unit from elsewhere, or it could be an issue with improper drainage. Measured refrigerant charge on both systems. Checked belt tension on the system for the front office area. The front office unit could not find any access to the drain line to inspect or Cleanout. Refrigerant levels were to standard on both systems. The Front office system had been previously diagnosed as having a restriction. This could be an intermittent issue. During testing the re
