Found second floor system leaking from the furnace, secondary heat exchanger. Water is leaking out of the appliance cabinet on to the second floor ceiling. Due to the age and application of the system, it is highly recommended to replace the propane gas furnace. Homeowners insurance should be contacted to see if the HVAC equipment can be covered under the homeowner insurance policy along with remediation and drywall repair. I also found a direct vent propane gas water heater leaking on to the basement floor. The hot water heater is past its average lifetime expectancy. The pressure relief valve and the expansion tank have failed. Which is causing water to leak on to the floor and the wood stud walls. Recommend replacing gas furnace asap to avoid future damage, repairs can not be done on this system and application in a cost effective manner.
