Found that expansion tank was full of water and relief vale was leaking with about14 psi on the boiler. Found that relief valve had gone off reliving the pressure but did not seat back again. Checked pressure with a water gauge and found fill valve filling boiler right around 13 psi, which is ok. Drained down expansion tank and installed ne relief valve. Boiler as back up and working fine again at time of service. Boiler gauge on boiler is in accurate by about 8-10 psi.
