On arrival customer stated zone #2 upstairs was not turning on nor cooling. I tested operations and zoning and discovered the zone motor control had failed. Customer approved new zoning control motor control. We removed the old control motor and install new oem control zone motor. We tested the operations of all zoning and controls, everything is working properly at this time. Customer signed up on our yearly maintenance plan.
Customer stated that zoning damper system was not working properly. I evaluated the issue and found the zoning board zone #1 has failed. I rewired zone one to zone #3 and tested operations found transformer weak and needed be replaced. I installed a new transformer and tested operations everything is working properly at this time. We also install two Reme halo air purification/ uv light inside each system.
I discovered on water heater cold water supply copper line tee with cap, the cap was ruptured due to the freeze. I cut bad section of pipe out and replace with new cap and copper pipe. I tested repairs with water pressure on the house found no leaks at this time.
I discovered main sewer line had a mainline stoppage due to tampons and tampon wrappers. I had to use a hydro jet to steam clean the pipes in order to remove the stoppage. I tested sewer lines to make sure stoppage was removed. There is no stoppage at this time. Another happy customer of ours.
I performed full system evaluation on two systems and inspection. The Downstairs system: Found system low on refrigerant this indicates there is a leak inside the closed system losing the refrigerant. I Recommend having a leak search performed to locate the leak. I also found mildew growth on evaporator coil casing and supply plenum. I recommend having mildew growth removed, supply plenum replace and installation of a uv light to kill bacteria. I tested delta T / Temperature split the supply air 59.2, the return air 70.4 the split across coil is 11.2 the system calls for 18-20 degrees split across coil, this indicates system is undercharged and not performing to manufacturer's specs, Also indicates there is a leak or restriction in the closed system. Tested Furnace and operations found no issues at this time of inspection. Discovered upstairs thermostat was not connected properly causing outdoor unit not to turn on, also discovered slightly low on refrigerant. Charged system and tested operations everything is working properly at this time.
Screwed tight and sealed door panels of units to reduce intake of humid attic air. Removed dirty filters to improve system airflow.
Discovered the downstairs system had a backed up drain line causing the system to turn off. Performed drain maintenance got system back up and running properly.
Discovered start capacitor has failed, installed a new start capacitor under manufactures warranty. Also discovered on valuation of system the condenser coil was pretty dirty. Performed condenser coil cleaning and recheck operations of system, delta T was 18.5 manufactures specs call for 14-20. System is operating properly at this time.

Discovered system had a bad start capacitor. Installed new start capacitor, installed a compressor saver kit and topped off Freon. Checked operations everything is working properly at this time.
Flush line set of any contamination and oil. Repair the leaks. Re-insulate copper line set. Install new filter line drier. Pull a vacuum and recharge system with 410A Freon to manufactures specifications.
Found system to be completely out of 410A Freon. Performed leak search, found leak on outside of the coil. The leak is repairable, will send estimate to perform repairs.
