I discovered homeowner had a faulty thermostat. Installed new Honeywell thermostat and tested operations on the upstairs system. Also found slightly low on refrigerant. I charged system and retested everything is working properly at this time.

Found upstairs system low on refrigerant. Performed leak search and found evaporator coil is rusted and leaking. We need to replace the air handler in order restore operations. Homeowner authorized me to charge system to manufacture specs while he waits on home warranty. This is comfort refrigerant at this time. I submitted claim to home warranty company, but unfortunately you have out of pocket cost you need approval before home warranty can more forward.

Customer had a leaking water heater. We got there and found the tank of his water heater was cracked on the inside. We drained the old heater and removed it. We then had to bring the pan up to code so we removed the old pan and cut Sheetrock along the wall toward the exterior of the home and drilled holes to run a new pan line. We then installed the new electric 50 gallon water heater and ran a new t&p line parallel to the pan line in the wall towards the exterior of the home. We secured the lines down the outside of the home, and put nail plates on the studs to prevent someone else from breaking the lines when reinstalling the Sheetrock. We are also installing an electrical quick disconnect next to the heater as per code. We filled the tank with water and tested for leaks, of which none were found. We found no further issues at this time.

I discovered leaking liquid line king valve and found system almost completely out of refrigerant. We will need to order liquid line king valve, install new liquid line dryer, and recharge system with R22 refrigerant. Unfortunately you have noncovered costs associated with this repaired, I’ll send over quote for your approval.

I discovered leaking king valve liquid side on condenser for the upstairs system. I installed a new king valve, liquid line dryer and copper modifications. I pulled vacuum to 500 microns and recharge system to manufacture specs. I tested operations everything is working properly at this time.

Recovered system, repaired leak on suction line, repaired wiring and strapped wiring out of way. Pressure tested, pulled vacuum and charged with 10lb of R22. System has a 18 degree split and is cooling as normal. Thank you for choosing Dr. Rescue for your comfort needs.

I went into the attic and found the pilot light out as well as water sitting in the drain pan, I recommended to have the tank replaced for the water heater. Spoke with first American and they approved the claim. Water heater is a 40 gallon short natural gas Bradford white.

Discovered and replaced failed condenser fan motor. Failed motor was causing equipment to overheat and shut off on thermal safety switch. Restored power to the unit and tested operation. System is cooling once again.

Found corroded thermostat wiring going to condenser. Repaired wiring and checked system operations everything is working properly at this time. System is showing signs of deterioration and signs of aging.

Performed seasonal maintenance on 2 systems. Inspected ducts and return for air leaks. Tested operation of all electrical components for proper voltage and amp draw under load. Installed slim out tablets into drain lines. Checked Freon run pressures. Flushed condensers of dirt and debris. D/S system has water coming out of the bottom of the air handler. Recommend installing a safety flat switch and possibly a new drain pan. Dr Rescue is not responsible for damages caused by water run off or improper drain lines.
