Found burner off on primary control. Found some air in oil line. Is using fuel containers for oil. Oil tank leaks and needs to be replaced. Also replaced nozzle and checked operation.
Arrived and found the pilot out. Found the tank leaking onto the rollout switch causing it to short the circuit. The leak is coming from the top and leaking all the way down. Gave the customer the price and she will talk with her husband and call once they speak. Emailed the invoice and estimate over.
Found leak from boiler drain. Replaced purge drain. Also found failed thermal expansion tank. Relief valve opened. Replaced expansion tank and checked system through 3 cycles. Boiler pressure maintaining 20psi. Boiler use to have antifreeze due to heater in garage. Tested with test strips. No antifreeze left in boiler. Recommended to re antifreeze system. Sent estimate to customer.
Folkes arrived on 11/03/2021 for a possible clog in footing drain. I camera the line and there were no issues at this time. The customer watched as I camera the line and was satisfied. I answered all his questions that he had and mentioned the maintenance agreement. I will leave estimates for both the one year and the four year plan. I then thanked the customer for choosing folkes and left.
Replaced blower motor and tested the system. No other issues to report.
No Heat found burner locked out (Beckett burner). Reset and unit came on and began running normally. Bled oil line to make sure no air was in line, also replaced filters as exsisting filter was dirty. Took temperature rise after replacing filters and temperature stayed with in manufacturers range. System running normally. We will be back the 2nd for cleaning.
Arrives and the customer stated the thermostat display was acting up. The customer said he only had 12v to r and c at the thermostat. Found the ewc board flashing the green lights with 24v of power and I had 24v to the thermostat. Replaced the ewc board and the thermostat. Tested the system and found the blower motor running for 2-4 seconds then turning off and not coming back on. Went over the issue with tech support and found that the blower motor was bad. There must have been a short that started at the ewc board to short multiple components at once. Need to get the customer pricing and availability on the blower motor.
Cleaned and serviced oil boiler. Brushed and vacuumed heat exchanger. Inspected expansion tank, air vents, 3 zone valves, water feeder, circulater pump, and relief valve. Replaced oil filter, pump strainer, and burner nozzle. Performed combustion and efficiency test. Tested 2 heating zones and indirect water heater zone. System operational.
Found something chewed through wire for comprescapacitor. Repaired wind checked operation. System is 20+ years old and in very poor condition. Recommended replacement. No guarantees on system operation.
Arrived and the customer had water all over her basement. The previous tech cleared the drain on the system but did not cap the clean out. This causes water to sit in the pan and over fill. Capped the drain and tested it. The customer would like to speak to management since there is now mold in her basement.
No one answered door. Knocked on door for about 12 minutes called phone number multiple times. Left voicemail.
Ac tune up, cleared trap and drain, tested blower motor and capacitor, replaced filter, inspected coil. Pressures and temperatures, tested all put door components. R22 unit went over phase out with homeowner. Pressures were good and temperatures were good. System running normally.
Found drain line for 1st floor main drain pan forming a vacuum which was not letting the system drain properly, adjusted, checked for cracks on drain pan also filled drain pan with water found no leaks, added new air filter due to the other one being soaked, system operational.
Arrived and the customer stated earlier the system was frozen. It has been off and thawed out. She washed the filters and tried it again but the same thing happened. The system has a history of a refrigerant leak. Gave the customer options to search for the leak and either replace the coil that is leaking or repair it. Also gave pricing g for a replacement due to the age of the system being 10 years old. The customer will look over the estimates and will get back to us when she decides what to do.
Found emergency drain pan full upon arrival. Removed water from pan , cleared drain. Filled primary pan with about 10 gallons of water continuously to ensure proper drainage. Also checked refrigerant levels and air filter. Attached picture of current operating pressures.
