Tenant had no hot water in home, came to system and found pilot light out, spill switches not tripped, couldn’t see burner but wouldn’t light, pulled burner assembly out and found it covered in what looked like white dry paint material, pulled burner completely out and cleaned burner head and inside base of water heater, and also pulled flu pipe off and spiral inside water heater which was also clogged, cleaned and put back together. Lit pilot and burner came on and would run for 5 seconds and slowly die with light on gas valve dimming as well and would shut off, spoke with Kurt and found system to have bad gas valve and not burning right, will need to follow up with landlord tomorrow with pricing and availability for new gas valve.
