Arrived at customers house for a mainline backup. After evaluating found that the customers main line needed to be cabled. Was able to clear mainline and camera it. Found a small dip in pipe and grease had compromised it as well causing backup. Advised customer that the mainline will backup again and a permanent solution should be done stop problem. Gave customer estimates.
Replaced zone panel and now both zones and thermostat have power going to them. Did notice coil was froze will have to let thaw out and return either Tuesday or Wednesday to recheck system. System off at thermostats.
Found clogged drain. Cleared drain, tested with bottle of water, system draining. System operating normally.
Drain pan not draining properly. Pan slightly sloped due to missing strew in back, leveled pan and put new trap in ran water bottle through pan and saw water coming from other end of pipe. Emergency pan is very warped.
Completed annual ac tune up on one ductless ac system. Cleaned filters. Brushed and sprayed both coils. Took temperatures and pressures. Blower wheel is clean. No signs of mold growth yet.
1 gas & 1 A/C renew
First floor working but basement zone not coming on when put by itself, jumped wires at thermostat and condenser still didnâ€™t come on. Checked voltage to zone panel and was only getting 11 volts for basement zone. Will need a new zone panel.
Checked over operation of both ac systems. Customer stated that right event room not maintaining temperature. Temperature set for 71, only maintaining 74. Checked system running pressures and temperatures, zoning, filters, coils. Everything working normally at this time. System seems to be undersized for area itâ€™s conditioning. There is a large ductless unit for area for most likely this reason. Recommended to use ductless unit on warmer days to supplement central air.
Performed AC tune up on two systems, changed return filters, cleared condensate traps, cleaned inside coils, tested blower wheel capacitors. At condenser for second floor tested pressures which were normal, capacitor tested in range. First floor condenser not running when calling for AC noticed mice chewed fan and condenser wire and capacitor was dead, fixed wiring installed in capacitor, and tested pressures are normal, both systems are operational.
Installed new water heater and tested system.
Water heater is 57 inches tall 40 gallon natural gas. need to order water heater for install took half payment for deposit.
Found pvc drain pipe popped out of pump. Corrected pvc. Tested pump operation. No further issues to report.
Arrived at customers house for a 93 or free branch line . Found the kitchen sink draining slowly. Sent cable machine through line an it cleared up. Tested and checked for leaks. All is good at this time
Completed annual ac tune up on one system. Found male adapter for condensate drain line from evap coil pan leaking. Replaced male adapter. Poured 5 gallons of water throughout pan. Tested operation and leak has been resolved. Also cleared condensate line. Condensate line was backed up. Took temperatures and pressures. Delta t is 21 degrees. Supply temperature is 49 degrees and return temperature is 70 degrees. Both coils were brushed clean. No further issues to report at this time. Customer advised of r-22 phase out.
Arrived at customer house for possible recall. Found that the outside Spicket was loose due to pour re-installation of concrete. Removed the concrete and resealed.
