Arrived to scheduled system maintenance. Checked all electrical components and pressures. Cleaned evaporator coils an tighten loose wire nuts. Renewed maintenance agreement. System running properly upon departure.
Arrived on call to perform two system inspection cycled systems checked all components, wiring and refrigerant. 2.0 ton heat pump Compressor rla 13.44=8.64 Fan fla 1.00=0.82 Capacitor good Contactor good Suction psi 140 Liquid psi 290 Outdoor temp 77 Superheat 15 Sub cooling 10 2.0 heat pump Compressor rla 13.44=7.89 Fan fla 1.00=0.77 Capacitor ok Contactor good Suction psi 140 Liquid psi 290 Outdoor temp 77 Superheat 10 Sub cooling 9 Both systems are working at time but is definitely showing age in all areas due to normal wear and tear, both outdoor fan motors have busted seals and compressors are noisy. Refrigerant charge is ok but may want to start thinking about upgrading to newer more efficient systems with warranty’s. These may not last much longer, average life span is 10 to 12 years.
I repaired the fan wires, system works as it should. Customer paid with credit card.
Vent seems to be back flowing, possibly due to change in size of metal exhaust vent. Relief line (t&p) needs to also be ran to the floor.
Arrived on call no cooling found 3 year old system barely a pound low on refrigerant, added and charged by sub cooling, system working properly.
Replaced control board and fame sensor,igniter. Found no other areas of concern. System heating properly upon departure.

Arrived for service tune up and checked indoor units such as evap coils, motors, filters,wirings and switches. Replaced aprillaire 313 filter. Checked both outdoor units such as fan motors, compressor,contactors, battery caps and wirings. Washed both units with coil cleaner.
Performed heat check and clean. Found growth inside system. Says she will wait to summer to get breathe easy air package. Found no other areas of concern. Renewed service agreement. Systems running upon departure.

Performed a fcc tune up, cleaned system, performed a maintenance inspection and everything is operating properly.
Performed AC maintenance and inspection. Cleaned equipment as needed, checked refrigerant circuits for leaks, cleared condensate drains, visual and safety inspection, tested systems' performance and operations.
