Performed required ORSAT combustion analysis testing on newly installed furnace and water heater per City of Golden Valley code requirements. Used UEi C85 digital analyzer to measure combustion efficiency, temperature, and exhaust gas parameters. All readings were within manufacturer specifications and municipal code compliance standards. Documentation forwarded to office for permit records.
Performed annual maintenance on 14-year-old Burnham natural gas boiler with hydronic radiant heating system. Inspection revealed good condition of piping, expansion tank, heat exchanger, pressure relief valve, and backflow prevention. Identified one zone valve motor that opens but fails to make its end switch for boiler activation. Combustion analysis showed safe operation with minor heat exchanger seal deterioration (1 ppm leakage) requiring future monitoring.
Installed new tanked water heater as specified in estimate, requiring multiple return visits to complete installation. Connected unit to existing gas and water lines, ensuring proper sealing at connection points. Final inspection confirmed proper operation with no leaks.
Responded to service call for Richmond water heater with pilot light outage resulting in no hot water. Diagnosed issue with pilot assembly, relit pilot light and verified proper operation. Provided customer with both repair and replacement options for their aging tank-style water heater, noting the Lennox heating system in proximity was functioning normally.
Successfully installed two new customer-furnished lavatory faucets with brushed nickel finish. Identified lower level hot side shut-off valve that is stuck and requires replacement. Will return to complete this additional repair once customer coordinates water shut-off to the unit, as main water valve is located in another unit.
Diagnosed and identified water leak originating from the pop-up assembly underneath bathroom sink. Inspection revealed aging faucets in both downstairs and upstairs lavatory with operational issues in the upstairs drain assembly. Recommended and scheduled replacement of both lavatory faucets, with installation to be completed on Thursday.
