18JUN2021 Jason B Arrived for spring tune up and spoke with Luke about system performance. Inspected coil, blower cabinet motor and all electrical components at furnace. Moved to AC and inspected charge, compressor, contactor and all electrical components. Found blower capacitor reading 5.3/7.5 and pulling 5.4/6.7 amps. coil is heavily rusted in spots, but otherwise clean. I found the charge low and condenser lightly coated with cotton wood. Cleaned condenser coils and with customer permission adjusted charge. We decided to hold off on blower capacitor as they are closing on the home and will wait for buyers requested repairs. If the system is replaced we will remove the price of refrigerant from the bid. The system is performing as best it can at this time.
