Performed preventative maintenance on both the condenser and the furnace. Started my maintenance with the furnace. Inspected the blower assembly, electrical components, wiring, heat exchanger, burners, flame sensor, ignitor, and overall condition of equipment in closet. Cycled heat on and checked amps, temperature rise and gas pressure. Tested pressure and safety switches. Heat exchanger has some wear and hot spots. Made homeowner aware of condition. Discussed with customer about replacing old analog thermostat with a digital one. She’s interested but wants to wait at this time. I inspected the condenser coil, capacitor, contactor, compressor and fan motor. Capacitor is reading just outside of the 10% mark of the rating for the capacitor. Checked amps, temperatures and pressures of condenser. Both the furnace and the ac are operating properly at this time.
