Found bad fan motor and blade ordered replacement should be in bryant in 1 to 2 days. Returned and installed new fan motor completed cnc on ac all operations are normal at this time.
Performed clean and check on gas furnace and ac started furnace tested and inspected all electrical components and controls cleaned flame sensor and condensate trap performed combustion analysis on system attempted to start humidfier however humidfier is no longer functional due to a bad humidistat and a clogged solenoid valve which I reccomend be replaced. Inspected combustion piping on their report it was noted that the air intake is not ran outside which is not necessary due to the size of the furnace the square foot of the space and the water heater being electric so no other combustion air is used in the space will send customer clarification from the manufacturer. Started ac checked temp drop and charge tested and inspected all electrical components and controls removed debris from ac coil and cleaned all operations are normal at this time.
Customer stated that dark smoke was coming out of chimney and she shut the system off. I cycled system in heat and verified grey smoke exiting chimney. Found high CO levels and low O2 in flue gas. I tested draft in flue and adjusted gas pressure which resolved the issue. I verified that there was no more smoke coming out of chimney after gas pressure adjustment. Advised customer to consider chimney cleaning.
Found unit running without compressor. Tested and determined failed capacitor and notated signs of extreme wear on contactor. Customer opted for capacitor as well as contactor replacement. Made said repairs and checked the rest of the AC system. Unit is operating normally at this time.
Upon arrival found no water leaking from the system inspected drain pan and found no cracks noted that insulation was peeling from door however this was dry as well added water to the drain pan and found that it was draining very slowly adjusted pipe pitch pan immediately drained serviced condensate pump but found no issues cleared PVC trap with a drain blow out and primed trap cycled ac unit drained and pump activated normally. Customer also stated that the vent for the bathroom had not functioned for a few years inspected duct work and found no issues with the visable duct work informed customer that duct may be damaged inside the wall but was unable to determine. All operations are normal at this time.
Preformed summer maintenance checked all safety devices system working with in specifications at this time
Performed spring maintenance cycled all equipment needed checked all safety devices changed filters, cleaned condenser coil, found unit to be working within specifications all operations ok at this time.
Delivered and installed new filters stores spare filters in their respective furnace rooms. Started both ac units confirmed units were draining checked temp drops tested and inspected all electrical components and controls rinsed and cleaned ac coils all operations are normal at this time. Customer may be interested in prices for replacement of two thermostats with either nest wifi or honeywell will get prices for replacements and contact customers.
Performed clean and check on ac checked temp drop and filter tested and inspected all electrical components and controls rinsed and cleaned ac customer stated that thermostat will at times go from hold to scheduling after 2 hours of operation. Walked customer through the operation of the thermostat but reccomend replacement if it continues to be an issue. Would need to be a heat pump thermostat.
Performed cnc on ac changed filter primed condensate trap as unit wa not draining properly and confirmed operation was normal checked temp drop tested and inspected all electrical components and controls rinsed and cleaned condenser customer believes they sent check in mail when they received contract renewal did not collect at this time but customer will owe for renewal if check was not recieved customer is aware.
Found furnace with a bad hot surface ignitor replaced ignitor cycle system all operation are okay at this time
Performed CNC on two gas furnace and humidifier replaced filter covered under contract all operations are normal at this time.
