1) Existing system is 12 +/- years old and shows signs of aging and lack of proper maintenance. 2) Exterior condensing unit has compromised coils and is crumbling to the touch. 3) Capacitors are compromised, swollen and disfunctional. Been replaced before. 4) Compressor has been replaced not long ago. 5) Air Handler coil is rusted, old and compromised. 6) There are no overflow safety devices installed to prevent flooding. 7) System uses old R-22 Freon which has been discontinued. 8) Replaced compromised capacitor.
