Upon arrival I performed a whole house plumbing inspection. I flushed the water heater in the basement. The water heater is approximately 10 years old. The plastic boiler drain would not close. I talked to the owner about this and she would like to move ahead with a water heater replacement. I create an estimate and scheduled work for tomorrow.I checked the second water heater and it is only three years old. Which is it is an electric. I checked the sump pump and it was operational. Sump pump is probably in excess of 20 years old. I recommend replacement due to age. I checked all the plumbing fixtures in the home and all are in good working order the home has recently been remodeled and all the fixtures are newer. I checked the natural gas system with a leak detector. No leaks detected.
