Arrive to property Thursday, December 17. Mop sink in janitor closet completely blocked. Snaked drain roughly 10 feet to clear blockage. Ran snake another 50 feet to ensure blockage was completely out of line. While snacking heard water running at full pressure from mop faucet. Drain is now completely open and flowing properly.
Arrived on site and spoke to Mr. Alex Sage regarding the lack of chilling in their IT room. I gathered necessary measurements and pictures. Equipment replacement form has been submitted. Customer stated he may have the line voltage ran out to a disconnect in vicinity of likely condenser location, but was unsure at time of inspection.
Upon arrival the mop sink in the back room wouldn’t drain. I cabled the mop sink with my 100 machine and got about 10 feet in when the water started to drain. After cabling I ran the faucet in the mop sink for several minutes and all the water drained out. Everything tested good.
Found th inducer motor to have a short in the motor windings. I replace the inducer and capacitor, the unit is way if as designed at this time.
Pulled and reset all 3 toilets in front restroom , installed new wax rings and closet bolts . Middle toilet has had a flange repair done before , if middle toilet fails , we will need to perform further work , this may entail jackhammering floor out and replacing flange . All working good at this time and no leaks .
Men’s room urinal in Warehouse leaking from seal , pulled Sloan valve and urinal , replaced urinal seal , reset urinal, repaired Sloan valve , and tested all ok Cabled floor drain in same men’s room , tested all ok
Cabled warehouse men’s room urinals from cleanout next to abandoned toilet and from cleanout to right of urinals. Lines are draining good now , but middle right urinal still bounces water when others are flushed , i suspect it’s becasue it’s flood rim is lower and line isn’t pitched properly .
This estimate is to rebuild 7 -1†sloan stop valves , and install refresh kit in each valve . This will not include replacement of any chrome valve parts . Performed original estimate as quoted , had extra parts that were required to complet repairs to Sloan valves ,tested functions of all Sloan valves , all ok . Mopped floor of water , asked customer to wait a few days for water under toilets to dry up , if water doesn’t dry , wax seals are likely leaking and toilets will require further work . This will be an additional charge .
Estimate to rebuild 6 Sloan stops and Sloan flush valves
Found Lennox split system condensor compressor running without fan. I was able to locate a ruptured capacitor and replace with one from truck stock. Unit is now on and cooling with a 20 degree split temperature. Aside for obvious age the unit appears to be working well at this time
