Preformed heating inspection on heat pump system in the attic. Wiped down blower motor per contract. Cleaned evaporator coil with brush and then chemicals per contract. Checked system ductwork and it failed my inspection. Checked outdoor coil and found it to be clean with no signs of leaks. Checked compressor and outdoor fan motor amp draw and found it to meet manufacturer set points. Checked outdoor capacitor and found it to be in manufacturer set points. Checked pressures with gauges and found them to meet manufacturer set points with current outdoor temperature. System is in working condition. Preformed heating inspection on main house heat pump. Upon arrival customer showed location of thermostat and indoor unit. Found the blower clean free of debris tested emergency heat which was amping properly at this time. Inspected coil which was clean free ofd debris when leak searching coil found points where leaks were notified customer and soap bubbles searched coil to find no active bubble. When going to the out door unit alouwing system to operate checked charge. From manufacturer we were low to target point provided options to address this customer declined at this time.

Upon arrival wife showed location of thermostat and garage system. Filter clean free of debris. When looking at the blower motor could see debris build up inside the wheel. Inspected coil found it clean free of debris on top half slight debris on underside of coil no leaks were detected on the coil. When looking at the outdoor unit found coil clean free of debris system had frost rings around the coil. Inspected the 35 capacitor found it failed reading 21.67. When checking charge on system found it slightly under manufacture specifications. With outdoor temperature 29 degrees moisture from the coil frost as system operating. Customer declined options at this time to discuss with husband.

During my inspection, I found that the 45/5 capacitor was bad on the outdoor unit. Upon further inspection of the system, I noticed a few things first being that there was water leaking onto the floor in the basement. I am unable to find where the water leak is coming from because the unit is bone dry. I have a suspicion that it’s because the drain line is clogged. The customer said she was going to clean it. I noticed that there were no valve caps on the outdoor unit. I’m giving the customer the option to add them. I am also giving the customer the option to clean the entire system and get the system on a membership. At this time the system is operating.

Upon arrival customer informed me of flood they had in the basement when looked at the unit found the drain on the system elevated causing water to flow back into the drain pain going to the secondary drain cutting the system off. Once lowered and water was removed system began operating properly at this time. Blower motor amping correctly and clean free of debris. Coil is clean free of debris no leaks present. Customer approved for membership and clearing the drain.

Upon arrival spoke with customer. He explained they are moving soon. We hanged the filter and turned the system on. It was 72° inside when we started. Good air flow out the vents. Temps where 47.1°. Went into crawlspace and all duct work was tight. Indoor unit is level. Wires all tight. Leak searched coil and got no hits for leaks. Blower is clean. Went outside, coil is clean. Unit is level. Wires are tight. Capacitor and contacter checked within manufacturing specs. Refrigerant levels check within specs. No burnt or broken wires. Fan and compressor amped within specs and compressor Megohmed green. Gave the customer some options to help the system/home out. And also spoke about the insulation around the suction line.

. Upon arrival spoke with the customer about getting a dehumidifier installed in the house. I went to the indoor unit. Unit is in the basement and has plenty of room to install a dehumidifier. I asked questions about why he wants a dehumidifier. He said the concrete slab sweats. He said his clothes get mold on them and the closet in the basement and the bedroom gets growth in them. I informed him I don’t think the dehumidifier will fix his problem. I think he has infiltration coming in from under the house and informed him before he gets a dehumidifier I would get the infiltration looked at just in case. Looked over basement furnace. Had JP turn the thermostat to heat. The filter is clean. The blower housing is clean. The blower motor amped at 3.48. This is in the range. The inducer motor amped at .34. This is in the range. The igniter is working properly. The flue is nice and clear. The gas valve is operating properly. The gas pressures are good and in range. The burners are nice and

I returned and replaced the filter drier. The system still has a restriction in it. The TXV is restricted still. I picked up the part from carrier. I installed the TXV and new filter drier using nitrogen braze setting to prevent scaling. I pressurized the system with nitrogen and let it sit 10+ minutes. No leaks present. I placed the system under vacuum under 500 microns. I charged the system to manufacturer specifications 260/115 in correct range per manufacturer specifications with 9 subcool. The system is working properly in cooling and heating at this time.

I found the downstairs TXV has gone bad. I called carrier for availability on a new TXV. The customer accepted the repair. I ordered the TXV and it will be shipped to the shop. The P.O. Is in the system. (See notes)

(Attic system) The evaporator coil is clean and free of debris. All water safety’s are working properly at this time. The Reme halo is working properly at this time. The blower amps are 1.16 in correct range per manufacturer specifications. The emergency heat amps are 20 on both legs in correct range per manufacturer specifications. I cleared the ez trap and the condensate drain line is flowing properly at this time. All wiring is tight and in good condition. I cleaned the condenser coil. The run capacitor is in correct range per manufacturer specifications. The Contactor is in good condition. The refrigerant pressures are 270/130 in correct range per manufacturer specifications. The reversing valve is working properly at this time. Defrost is working properly. The compressor amps are 4.25 in correct range per manufacturer specifications. The condenser fan amps are .5 in correct range per manufacturer specifications. The system is working properly at this time. (Basement system)

I completed a complimentary refrigerant leak search on the system. I did not find any leaks at this time. The evaporator coil is rusty. The blower amps are .88 in correct range per manufacturer specifications. The emergency heat amps are 17 on all legs in correct range per manufacturer specifications. The condensate drains are clear and the condensate pump is working properly at this time. The condenser fan amps are .64 in correct range per manufacturer specifications. The compressor meghommed green (good) and amps are 5.96 in correct range per manufacturer specifications. The 45+5 capacitor is weak on the compressor side. Recommend replacing before failure. I received signed permission to complete the repair. I replaced the 45+5 capacitor and tested the system. The Contactor is new and in good condition. The refrigerant pressures are 380/127 in correct range per manufacturer specifications. Defrost is working properly at this time. All wiring is tight and in good condition. The reve

During my inspection the customer explained to me that she had no cold air coming out of the vents. I started by checking outside where I checked refrigerant pressures and I found absolutely no refrigerant in the system, it is dead flat, I explained to the customer that I could do a leak see but I would have to charge for it to find the leak because we will have to pressurize the system with nitrogen and r22 refrigerant for trace gas. She was not interested in finding the leak due to the age of it she told me she is ready to replace the system either way. I’ve been called the office and scheduled an MOD to come out on the job. I have wrote up no estimates to fix the system because I could not find where the leak was coming from. And the customer did not want a quote to repair the unit

Upon arrival cleaned coil off and cleaned off blower. Indoor coil found no hits for leaks. Wires all tight. Found 5mfd capacitor at 2.6mfd, showing low. Let indoor run, went outside, capacitor checked out at 50/5 mfd. contacter is showing signs off pitting, fan motor has a small amount of oil next to the shaft. Coil is clear. Wires are tight. Fan amped at 1.5amps. Compressor amped at 6.8amps. Refrigerant Levels are 70/210. Compressor megohmed green. Spoke with customer about price to fix the system or if we should start looking at replacement. Customer explained she didn’t wanna fix it up because she knows in time it will need to be replaced. She did not want a manager to come out and give her a quote she wants to wait till the system fails.

Upon arrival filter was clean so gave customer the other filters. Turned stat on. Spoke with customer, his water heater is blocked and next visit he will have it cleaned out before we come so we can clean it. Customer has two smoke detectors, 1 is a 9v the other has a lifetime battery. I explained each room should have one for safety reasons. Went to crawlspace, coil is clean, rusted but no hit on leaks at this time. Drain is clear, cleaned blower off. Wires are tight, blower amped at 1.1amps. Went to outdoor, coil is clear. Wires are tight. Contacter was pitted so talked with customer and he approved the repair. Replaced contacter, capacitor checked out within specs. Fan amped at 1.3amps. Compressor amped at 5.4amps. Refrigerant levels where 110/315, 10° subcool. 67° inside, 63° outside. System is working good at this time of service.
