Preformed maintenance inspection on heat pump system. Checked indoor coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Wiped down blower motor wheel per contract. Checked ductwork and it failed my inspection. Checked blower motor amp draw and found it to meet manufacturer set points. Checked outdoor coil and found it to be clean with no signs of leaks at this time. Checked compressor and outdoor fan motor amp draw and found them to meet manufacturer set points. Checked outdoor capacitor and found it to meet manufacturer set points. Checked pressures with gauges and found them to meet manufacturer set points with current outdoor temperature. System is in working condition at this time. Gave customer pricing to get their ductwork clean, they said they will do it after all the remodeling in their house they are doing.

Arrived at customers residence and was greeted by customer and was led to the the inside wall unit. Inspected wall unit and it is tight and neat attached to wall with bracket and it is level at this time. Inspected washable filter and it is very clean at this time. Inspected blower motor and wheel and they are clean at this time. Inspected blower leuver and it is functioning properly at this time. Inspected LED on front of evaporator coil cabinet and it is functioning properly at this time. Wireless sensor on front of wall unit is operating properly at this time. Inspected wireless thermostat and it is functioning properly at this time. Went through each mode on thermostat and it is functioning properly at this time. Inspected condensate drain and it is clear at this time. Refrigerant lines are tight and neat at this time and insulation is tight and neat without any visible defects at this time. Inspected line hide for drain and refrigerant lines and it is tight and neat to the side

The refrigerant pressures are off a little due to the weather but are close to correct range per manufacturer specifications. Arrived to the customers home and greeted her at the front door. Spoke with the customer about how the systems have been performing and if had any questions or concerns. On the call had spoke with Brian who asked for this one system check to be performed on the upper level heat pump system. When got to the air handler in the attic found air handler locked out on a blower motor. Fault. Cycled high-voltage to system to reset code. When blower motor turned on ECM will spin for a second or two then clunk off. Repeat this process until locks out on error code. quoted customer for part and labor ECM blower motor replacement excepted estimate ordered part with manufacture. Need to have office check on customer’s lower level system post install from June 23, when schedule the return trip for motor install please let them know. Spoke with Kelly before leaving job today.

During my inspection today, the customer greeted me at the door. She let me come inside and inspect her equipment. She showed me around all the equipment. The customer explained to me that they do not use the oil heat anymore. So I was not going to inspect that today. The only thing on the Oil Furnace that I was inspecting was the blower. Which checked out good. I did a leak search in evaporator coil cleaning. I checked the outdoor unit. Everything on the outdoor unit look good. I wasn’t able to check it fully because it is a straight AC unit. And I wasn’t able to run it with it being this cold outside. It is about 38° outside. I checked out all that I could. I talk to the customers mother about maybe replacing the system with a heat pump system instead of an old furnace. I tried calling the customer directly but it went straight to voicemail. I did leave him a message. I will have Mike Manager call him and get with him on possibly replacing the system.

During my inspection today, the customer greeted me at the door. I had him explain to me any issues that he had with the new system. He said that he had no issues with the new system. I did get started in the basement where I checked out all electrical connections, and checked all components for cleanliness, and to make sure that they were free of damage. Everything checked out good in the heating mode on the air handler. I then made my way to the outdoor unit where I checked refrigerant pressures and electrical connections. As well as electrical components and motors. Everything was also free of debris and free of damage. At this time the outdoor unit is also operating properly and the heating mode. I asked the customer if you had any more questions before we wrapped up today he said no. I am giving the customer the option today to do a water heater combo, which includes a water heater flush, and a overall water heater inspection, and a UV photomax for indoor air quality purposes. Inspected main level and split for upstairs bedroom. Main level found pressures slightly low to manufacture specification at this time no leaks were found on the system. Customers had water in dryer in past. We removed a wall cap and installed a new wall cap to prevent any moisture from entering from the outside. Confirm there is no water inside dryer vent at this time are using inspection camera inside dryer vent. Showed customer a couple pictures and we’ve decided to clean the dryer vent while on site today. Cleaned upper level dryer vent and return system to service

Upon arrival customer showed location of thermostat and basement system. Inspected electrical connections which were tight and secured. Found inducer, gas valve, and blower amping correctly. The blower motor is clean free of debris when examining heat exchanger found it in good condition. Gas pressures in the correct range at this time. Examined scuttle which is operating properly at this time. Reviewed options with the customer at this time declined returned system to normal operation.
